Rates aren't a randomn tax. They are costs to provide water, sewage, infrastructure etc. A business has multiple units, multiple groups, multiple water sewage etc. Airbnb resource use will largely be the equivalent to renters resource use, where non commercial rates apply.

It's obviously meant to discourage people from turning long-term rentals into short-term holiday rentals. And I'm down with that. If folks are making bank by effectively decreasing the housing supply in a city the city should take a bigger cut. YMMV.

Hard agree. Airbnb style accommodation seemed like such such a great idea at first ( refer also twitter, fb, amazon et al) but now, out of control, it wreaks havoc in housing markets worldwide. If it’s commercial accommodation then it needs to pay appropriate business costs including rates. End of.

My son recently spent 2 night in an Auckland airbnb. Including a hefty cleaning charge he ended up paying more than he would have for three nights in a 4 star hotel. He got advice from his mates for his first trip as an adult booking everything himself. He flew Jetstar though.

I listened to this interview and she made out that Air BnB is akin to ride sharing. She failed utterly to consider the removal of long-term accommodation from the market in service of holiday rental income.

They should pay a commercial rate but not the same as hotels. There should be a specific rate for them that takes into account the limited income most make.
