Government has been trying hard to increase security of tenure for tenants. But without measures to incentivise landlords to keep their properties for long term tenants, or prevent conversions to short term lets, this could be a growing trend.
Yes! Another issue here, to judge from a family member's block, is that much of the sub-letting breaches lease terms. Yet Airbnb don't care and managing agents seem unwilling to act. Need regulation of online portals so they can be fined heavily if shown to be listing unlawful sublets.
This is exactly what I think. I'm a private landlord with very good long-term tenants, but I wouldn't go into it now. We just get clobbered at every turn. A friend has a tenant with major arrears, and it is proving very difficult and costly to evict them.
My town is a vacation spot for much of the year. We instituted limits on the number of vacation rentals within any given area, and a capped lottery process for new applications. Also made a law that neighbors within x yards of a new potential one must be informed and consulted. It's working.
