The heating is pipes in the walls. For decades it meant that they were warm and almost impossible to get mouldy. But now the pipes are rusting out, and the communal heating system is close to unrepairable.

I think in this case it just means the agent is trying to market an ‘exclusive architect-designed property in gated community near Hampstead Heath’ rather than ‘former Camden Council maisonette next to busy road’ and thinks his target audience expects more Farrow & Ball and flashy sanitary ware.

I stayed at my parents place with a Dutch friend and he left a nice note for them saying how cozy the house is. They were mortally offended, because cozy means "small" in UK property speak. He chose the word cozy because "gezellig" (meaning "welcoming/warm") gets translated that way by UK tourists.

It's been a while since I was reading those listings, but I remember that back in the day in Sweden, "cozy" was always property speak for "fucking impossible to furnish".
