Out of curiosity, what are you looking right now to replace Notion? I've had Obsidian and https://Coda.io recommended, but the features locked behind the paywall are not convincing me to drop Notion over them...

Obsidian has everything you need. I wouldn't say it's paywalled UNLESS you want to sync different devices to the same vault and host it on their servers (you can do it yourself with google drive or others, it's just not as convenient)
