Northern California - tons of new apartment complexes to fix our "housing crisis". the crisis is real but the fix is over the top cost. Our minimum wage is higher but still not high enough to meet the cost of housing without 2+ jobs or many roommates! (I'm a property manager in Sacramento area)

California is now about 60+% rentals! Average 2 bed/1bath in Sacramento is about $2000 (depends on area), studios are $1300+, 3-4 bedrooms are $2500+. Plus utilities (water sewer trash) in most units of $150-$300

They are pricing them (apartments) so high that people can (barely) afford to rent them.

A three bedroom rental house, approximately 1800 ft.² is $2600 a month. Not including utilities.
Absolutely ridiculous!🤬 apartments are about as much, or more.🤬🤬

In WeHo CA all new multi-unit projects must have 20% affordable units. LOW rents!! It is a great program. The issue is that (at this time) you have to be on the list to be eligible for a unit (or you were evicted by the Ellis Act in Weho) and that list closed 11/30/19. Still better than most!

Where I live, Austin TX,real estate developers came in 7 yrs ago,paid 2× what a house was worth, knocked it down and built zero lot huge homes.Now not only are a lot of them unsold but it jacked up everyone's taxes.Not to mention f'n up the streets and having huge crews parking in other ppl places.

We noticed housing becoming unsustainable for many nearly 20 years ago, seeing the growing income disparity between the "haves" and the "have nots." Within the past 20 years, it has been frightening to see private equity taking over so much real estate and forcing such increases.

We’re seeing apartments being built, but I don’t know who they think is gonna afford them. Nothing is affordable. We don’t need more luxury apartments. We need affordable housing.
