This is likely true in most North American cities. Any even mid size city had a streetcar system connecting downtown with the streetcar suburbs. The streetcars are gone, but the street grid and housing density and land use remains. Fine examples they are. The streetcar effect is one of my ‘favorite’ urban transit talking points that imho doesn’t get the attention it deserves. So had to chip into the conversation.

One giveaway that a Minneapolis intersection was once a streetcar stop is the presence of one of these distinctive buildings. Corner entrance, contrasting brick details in the facade, probably occupied by a neighborhood-favorite cafe.

Same in Portland – "streetcar commercial" architecture is a very distinctive thing. And – oh look! – there's a bus line (the 72) running where the streetcar used to go!
