I suggest starting with a realtor that focuses on the type of thing you have in mind.
New home construction, commercial live/work conversion, a light remodel, etc.
A good realtor will understand zoning, property set back requirements, etc and can give guidance.

Interview realtors the way potential clients interview you, and get useful real estate info at the same time.
If you are looking for good value or unique properties the search may be long and you want someone you enjoy working with.

P.S. Then get a builder who understands siting, materials, livability, aging in place, or can recommend an architect to design to those concerns. Great construction cannot make up for bad design.
