This is 828 Shaw. It's a 6 minute walk from Ossington Station, situated on what's arguably Toronto's greatest bike highway.
The previous structure burned down in 2022.
There's currently an application to subdivide the lot into 3 parcels each housing a four-plex for a total of 12 units.

As is typical in Toronto, the NIMBYs have already showed up with their typical form letter language in opposition even for a reduced scale.
But here we are.
Each parcel includes 2 egress stairwells (one interior, one exterior), and a barrier free exterior lift serving the basement units.
More units would amortize the premium, and code reform would eliminate 5 stairwells.
Subdividing the lot also means selling them is a hell of a lot more straightforward.
Not sure on the exact layout of the units, I don't think it's been finalized.
Very costly building.
Can't say the intent here for certain but they were just trying to sell the entire lot recently.
I'm sure there's some motivation to subdivide the lot to move along the sale.
