I believe the ~70M offer included one or more opt-outs for Pete. Pete wants a 30M AAV. If he can find a team to give him that, he should take it. I too think 3/70 is an underpay. 3/80 is an overpay, but given the marketing value Pete would bring, I would be OK with it, but perhaps not the Mets.
