There was more habitable rental housing in New Orleans in 2015 than in 2004 & 112,000 less people & still prices doubled, landlords harassed the shit out of everyone, and everyone was getting evicted. And whenever I bring this up to someone from the Bat Area or NYC they act like it's not relevant.

Serious, good-faith question: can you link me to data on that? I’ve spent a few minutes looking, and all I can find is that prices have been relatively flat for the last 5 years, but obviously that’s not as far back as 2004–2015.

This is from HUD. The story is very complicated. Very high vacancy rates were also coupled with increasing rents. The market is still soft compared to other cities, and yet it's still one of the most cost burdened renter populations. I worked in housing there for fifteen years.
