Wider viewscapes will be challenged by the new high rises over time.
More density simply has to happen, and it is.
Now. If some of it could actually be affordable, that would be a great step.
Vancouver: home of the councillor who said, “It’s affordable if someone can afford it.”

Most dense city in Canada. 50% of Vancouver's buildable land was zoned for one, two or three home developments until recently. Now that 50% does allow up to six or eight. Only 1% of land still zoned single family. The 17 new villages will add housing options.

The six or eight units thing is kind of a mirage though-there’s a ton of conditions attached designed to make it unfeasible to build much beyond what’s already there.

Vancouver has the highest downtown population density (not necessarily highest intensity use of we add job space). After that it's wayyyy behind Toronto and behind Montreal.

No. Vancouver as a City is denser then any other City in Canada with 5,700 people per square kilometer. The suburbs will beat the City on sprawl every year. Vancouver has no real greenfield development. Density and housing variety is improving in Vancouver but somewhere like Langley District that is growing at a 13%+ rate, is almost entirely greenfield which is quick and easy.

Building apartments is faster with greenfield also. Burnaby is doing some great infill work that is transit adjacent but a lot of the further flung suburbs are forest / farm conversions. Hopefully many will be connected by the new skytrain out towards the valley.

It may be easier politically to build densely in the exurbs, but on the whole it's economically easier to build densely near the core, as demonstrated by Vancouver's and almost every other city's current population distribution.

Land assembly can be tough. Realtors and property forms have been trying to assemble our block of 4 houses for years. In greenfield it is more straightforward.
