Yep, they just added these new features. Unfortunately not available in all areas. You could get a decent house in my new state for a good price but it's a Red state outside of the area I live.
I don't understand why this hasn't always been a part of the home inspection, honestly. "House is perfect, but being only 5ft above the nearest body of water, there is a significant chance of at least your foundation being affected" should be a thing. We've moved twice and I always check this stuff.
They used a shitty map for the floor total they put in here. There's a lot of basement/garden apartments here and they don't seem to account for that. Or to account for just having a half foot off water in your building's basement every bad storm.
A lot of insurers are using a blanket damaging winds policy in Texas to cover tornadoes and hurricanes. It’s why so many are pulling out of Texas markets entirely now.
IME It is really useful for identifying places to steer clear of. Any kind of home-haver needs to know if the place they rent/own is at risk. My friend lost many of her belongings when her rental flooded.
I think this is very smart and good, btw. Especially as most home owners aren’t informed about these risks, especially with flooding, and insurance is going to continue to shrink coverage of known risks.
Yeah Rivers Wales just published some findings that weren't available 9yrs ago. My house is at risk. Hasn't flooded yet but as times goes on more likely. Really scary stuff.
I’m actually really happy to see this! Climate change is real, it’s not going away, and having that info available upfront can help folks make smarter, safer long term decisions. This is the shit that can save lives. Informed decision making ftw
