agreed but this comes from an old rule
Spare the rod lose the child
to go further they act up in class and the teacher is powerless to do anything unless they get fired or sued the future is lost under current lack of respect and lack of punishment thus the child is lost
The 2008 mortgage meltdown was partly attributable to appraisers who were mostly coerced into bad or illegal appraisal practices. With Dodd-Frank, appraisers are able to do their job as intended without undue influence. So if you had fun in 2008, I guess you're right.
Benefits to society: 1. Minimize risk to lending institutions (economic stability in that sector) 2. Protecting buyers/sells from overpaying or underselling. I once saw a seller lose $60K because he did not use a realtor or appraiser. The appraisal would have cost a few hundred $.
While the number of appraisers is small compared to teachers (who I wholeheartedly support), the impact of appraisers (or lack thereof) can have societal wide impacts. I cannot tell you how many homes I appraised where the sheriff's dept gave tenants 1 hr to collect their things and get out.
