I think their solicitor wouldn't recommend they buy the house unless Kirsty includes the survey she paid for in the transfer. Solicitors try to look after the buyer's interests, normally. #thearchers

I’ve never heard of a survey being included in a transfer. I can’t quite get my head around how you make the work of a surveyor a part of a legal document between two other parties. But I’m not a conveyancer. #TheArchers
But I can imagine a solicitor saying that a survey was needed. Absolutely so. They need to be able to tell the mortgagee that it’s mortgageable, for one thing. #TheArchers
It's part of the trend to get homes *purchase ready* by doing such surveys in advance of marketing. This was tried in the HIP but estate agents didn't like it at all. Perhaps they didn't want buyers knowing the truth till after they'd fallen in love with it 😉 #thearchers
Nope, it was dropped because of opposition from estate agents and surveyors. They had different reasons for opposing the idea but they made a powerful lobby #thearchers
Part of the trouble with HIPs was that the Vendor got a Land Charge Search done in Jan, put house on market in Feb, accepted an offer in April but Purchaser would get a new search done in May because the other 4 months old.
