Well, the reason is that property is much easier/safer to give your kids without them spending it straight away in Lamborghinis
Other than that, stock market is better. Used to have 30 BTL, selling like mad now down to 18. Made some godo profit due to leverage but S&P is better in the long term

I don’t do much residential. It’s just 5% of our property portfolio.
Mainly it’s commercial.
Love the thrill of building a great company and business with property as a component of it.
Love building things rather than just passive income etc.
S&P is great of course :)
The more you put in the more you get out (may not always be financially but the skills I’ve learnt are huge - and continue to learn) - to me I would add another £50 mil to the portfolio value just for that for the learnings I’ve had and what I can use them for
I’ve had my fair share of exotics and a couple on order now.
But I have also sold them when I think I want to double down on building stuff
Think that’s just how you build the mentality of your kids and help them see value of money
Maybe that’s what helps :)
But money comes and goes and I think building a brand and property business for oneself is a fun thing to do in life :)
But commercial property and business is tough lol - however now it seems easy - all about hindsight I guess
But it’s fully worth it
But there’s a reason we choose to do £60 mil in commercial instead.
You are absolutely right about the returns.
EBITDA with BTL etc will be £1.5 mil for that let’s say
