Celtic Park and the immediately surrounding area needs major investment. The main stand is old, cramped and jaded, the corporate box hospitality embarrassing compared with its peers and fans are displaced to accommodate the media at CL games.

you're going to lose revenue in those seats while the works are ongoing, plus the corp hospitality in there etc..

If Rangers go into administration again, which is not improbable even if it's a prelude to a takeover, Celtic would be left with 40,000 crowds and 40,000 empty seats.
2) What do you think will happen to Celtic's season ticket holders if they know there's an 80,000 seater stadium which is hardly ever full? The numbers will drop.
This is grade 1 economics of supply & demand
Given 1994, I can’t see Celtic ever borrowing serious amounts of cash until the European income is guaranteed.
The South stand could do with a revamp but not an expansion of seats.
I've seen that at the Etihad and Old Trafford
I doubt any club except a money-grabbing one wants that. It's a sporting contest. not a museum.
The board under Lawwell, don't believe in any risk, plus where would they sit during the refurbishment, which is probably their main concern.
They would likely take the McNeill suite in the north stand.
Better facilities would produce more income
Likewise a larger capacity would boost revenues. But, we could boost revenue just by implementing a unused season ticket resale scheme
How do we fund the rebuild?
Sell hampden, use the money to improve stadia in Aberdeen, dundee, Perth, stirling/falkirk and central belt
Allow clubs to host uefa and international games
Share facilities for clubs
