It's Cat A. This has been the problem in its sale - a new owner would be very constrained in respect of modifications. It has been the Italian Consulate, but like most of the rest of the district the listed status means SINGLE GLAZING! My home one of the rare exceptions in the district.

You can get double glazing with Xeon fillings that means it looks just like single glazing, with a 1mm gap between the panes.

Makes conservation harder when people are disincentivised to own and keep it in good shape

It does. It is very strictly controlled though. When chilly, you can see a lot of condensation on most of the other properties. No Heat Pumps or solar for us either. Daft really - these lines are in the wrong places.

Really daft, I live in a conservation area in London and double glazing is allowed, as long as the sashes are visually identical. Not sure about heat pumps yet though, but we're allowed to modify the rear of the property within limits

I actually asked Glasgow Council about HP and SP. They apologetically outlined the long, costly and complex process to even apply within the limits. My home has been a hotel, offices etc in its lifetime. Preservation is not the same as ossification.

Because of the listed status, much of the district has single glazing! Our own home one of the rare exceptions, thanks to some shenanigans by the re-developers about 15 years ago.

It also has very happy memories for a lot of couples, as it was one of Glasgow's registry offices. A stunning setting to get married in, whether it was a simple ceremony for two or a rather larger one.
