I genuinely do not care if people spend their life as a "vegan taxidermist", that's cool if you can get the gig. But I don't see why such people are invited to tell the rest of us what we can't build if we didn't inherit a house.

seems like news articles should only list someone’s profession if it’s their primary means of support. if functionally this person is a landlord then that seems the right title.

I try not to harp on, just it in case there are some genuinely struggling artists of my generation hanging around somewhere, but yeah it does raise some of my instincts about who is able to call themselves "artist" under these circumstances.

State law says that in single-family zones you can split lots and build, which sorta kinda "outlaws single-family zoning" but in practice not very much. SB-9 has barely produced any new housing in the Bay Area. The only SB-9 project in Berkeley is two obscene mansions on a cliffside.

California has technically abolished single family zoning, while effectively keeping it.

Sb9 is hobbled by severe size restrictions on the new homes, and an owner occupancy requirement to do both the lot split and duplex options together.
