Northern cross and Belmayne, down to the Clongriffin train line, is choc-full of new housing and apartments.

It has no library, no scout hall, no dedicated public community facilities at all.

It does have a Tower of Piss, thanks to earlier planning failures.

I agree it is a critical lack, but I think if every new development in the area (and there are many in the pipeline) ended up with 5% community use there would be a massive surplus in the end. What the LDA propose for remainder of their lands in Clongriffin will be interesting

Rules don’t require every new development to have 5% for arts and community use, just those over 10,000 sq m and in a particular designated zone.

I understand the rules. The size of the plots in the area mean that the likelihood is that every new build apartment block is going to be over the 10k, and while there is currently a load of empty ground floor retail in Clongriffin that will hopefully fill as population grows, no point adding ...

2. ...huge numbers of what may be empty ground floor community use spaces too. I'm all for community spaces, just not sure this blanket rule will work when almost every remaining piece of land in the area will be a large apartment block
