I discovered the surprising story of what really happened in 2008 (not enough housing) and accidentally became a housing policy guy. https://kevinerdmann.substack.com/ https://www.amazon.com/stores/Kevin-Erdmann/author/B099P7SN1G

Down even more today. But, obviously, the newly created Mar-a-Lago Federal Reserve Branch's new "GDP minus wasteful government spending" measure will be more stable. www.atlantafed.org/cqer/researc...

The first paper cited here is important. Tightening mortgage standards was incredibly regressive. www.econlib.org/some-further...

There’s no excuse for voting for Trump, but it’s easy to understand how some voters have a heuristic to never vote for a democrat whenever Warren decides to throw her weight around.

“Housing starts also slowed in January as builders pulled back on single- and multifamily home construction amid growing worries over… unsold properties.” Have any large public builders actually claimed to be worried about this? finance.yahoo.com/news/bessent...

The reason Zelensky was there was because Trump is taking advantage of Ukraine's weak position as Russia's victim to shake him down for natural resources. Even if the meeting hadn't been aesthetically disgusting, we were already deep into historically inexcusable territory.

The silence of all living former US presidents is deafening.

I guess Elon finally managed to find day care for his 13th child, so he didn’t have to bring him to the cabinet meeting.

Um.

If I were a TSLA shareholder, I would want Elon to write me an email explaining what work he has done in the last week to enhance shareholder value.

To be fair, there were a lot of redundant operations at NOAA.

They should change the ticker to FAFO.

This is evil. Pure evil.

Really sharp post by Matt. Misinformation mostly confuses your own side www.slowboring.com/p/misinforma...

We know *exactly* which groups are disproportionately likely to die as pedestrians on U.S. roads, but this is maybe the first study I have ever seen about who the drivers who kill them tend to be. And if we start having that difficult conversation, we can find better solutions.

Given the "tech bro" resume, it's amazing how much different the vibe is here compared to how Steve Jobs might have been in a similar role. Just, straight up sci fi "the worst timeline" vibes. Somewhere in the multiverse, Steve Jobs is alive and giving this speech like a boss.

What's up with the "Evil Lair" lighting?

Question for housing nerds: How do these effect New Residential Sales numbers? Scenario 1: Neighborhood is mostly sold to homeowners, but some individual units are bought with the intention of renting. Scenario 2: Entire neighborhood is sold to private equity landlord.

“Cities evolve, and zoning doesn't evolve with it at the same pace. So, when you've got more people, more demand, prices go up. Zoning has kind of stolen the freedom & property rights of the individual. Zoning needs to be less restrictive." www-thebuildersdaily-com.cdn.ampproject.org/c/s/www.theb...

I lose followers for pointing this out, bc nobody likes to be called prejudiced, but it is so thick on this issue. An unfortunate number of YIMBYs will support bills like this, and they'll cite some paper that shows that large scale landlords, say, have a 2% higher eviction rate or something. 1/

Renters not welcome in Washington. Saving the neighborhood for the ownership class, but by banning landlords instead of renters, so it’s actually morally superior. Good job, Washington. The riff raff can live in Oregon.

It seems to me that homebuilder profit potential drives land prices more than the other way around, so it seems incoherent to me to say that rising land prices are going to hurt homebuilder profitability. Thoughts?

This seems odd. In the University of Michigan Consumer Sentiment Index, independents are more pessimistic than both Democrats and Republicans.

Quick random reminder. Remember when the Sahm Rule briefly topped 0.5% but even Claudia Sahm said it was temporary and not to put too much weight on it? A pundit’s reaction to that is a good guide to their credibility. fred.stlouisfed.org/graph/?g=1DY9p #FRED

These reflect my personal stages of saying "This is just like Idiocracy."

Only 25 years ago, the federal budget was in surplus after an orderly bipartisan effort to control expenditures, and pro-growth policies that grew the economy. Does nobody remember that? They didn't create a budget surplus by bringing in indiscriminate feces throwers.

The best way to confront a bully about the misinformation he is spreading is to confront him in front of everyone. Macron just did that.

Has all of this just been an elaborate setup for the next National Treasure sequel?

American cities were not built for cars. They were bulldozed for cars.
