Shocking lack of foresight here. Yes there are factors like long lead times for transformers, but the fact that Kelowna was running so close to capacity limits that this is a factor is crazy. Not assigning blame since I don't know enough, but this should never happen. storeys.com/kelowna-...

We've had negative natural growth for a long time, but deaths in Victoria have really picked up in recent years. Over 1000 more deaths than births the last 3 years. Based on my modelling, annual deaths will double between now and ~2040

Did raising the CMHC cap from $1M to $1.5M remove the distortion it had on the market? Early indications are yes. In Victoria, the distinct weak spot right above $1M was the most active category of sales after the limit was raised
