It's a small point but: CPI inflation includes housing costs so if housing prices are climbing really fast and dominate the rest of the CPI market basket, this graph will tend to understate the problem.

No, the first time incentive was an absolutely stupid idea. If say 50% of prospective buyers have the subsidy for a starter home, the price of every starter home just goes up by virtually that amount and it actually raises prices.
Maybe builders would start making affordable starter homes to meet demand?
No one has a crystal ball to predict the future but a ton of overpriced starter homes on the market seems better than a ton of overpriced luxury houses and apartments like they’re building now.
*if* that happened, then yes, it would create some benefit. But it would likely not be a very efficient use of money to achieve that benefit- some other incentive would probably make more sense, like a credit on every new single family home built under 1500 square feet.

Helping with down payments doesn't help. If everyone has the money, home prices just go up by that amount. The only way is to build more small homes and address wealth accumulation. Half the houses in ny really nice neighborhood are all cash from young people with family money.
I understand that and agree, it wouldn’t have helped me in my local market where prices are high but I think on balance in less competitive markets down payment assistance would have helped a fair number of people.
Again, the help would be super marginal. Even in a less competitive market, you're still spending $5k to (maybe) give a buyer $2k of benefit, and it makes overall housing more expensive for everyone. Its just a dumb feel good stump answer that's actually bad policy.

I agree, if only laws were the way they used to be. My parents bought a 1000 sq foot house and it was awesome. In my city now they don't build small houses anymore. Very sad really. No place in America for hard working people anymore. They have to rent overpriced apartments now.
Every renter in America should have a rent to own option. After making enough payments a renter should be able to own the apartment they have paid for. That would make landlords mad, but fuck them. Landlords are scumbags and they all know it.
It feels like they’re overbuilding in Florida again as in the mid 2000s. Signs are staying in yards longer. We had our home on the market briefly in 2019 and people were clamoring for it, but that likely wouldn’t be the case now. I don’t understand why there isn’t more attention given to this.
