We're getting the high rents anyway because these things are 80/20. There should be more affordability plus more planning for traffic flow - including loading zones. Actual urban planning > "urbanism."

We may need more loading zones, probably should have more alleys, which help in other cities. Anything but big lots interrupting the frontage on residential or even commercial streets. (Though Houston-style parking lots would certainly push rents down in Manhattan.)
Underground is a really good solution. So are affordability mandates of more than 20 percent. Supposedly progressive "urbanists" are giving developers cover to cash without creating them. We'll never get these spaces back.
