Well yes multiple times and I have already resigned myself to not making money on this transaction which is a first for me (having sold and bought ten properties in my lifetime). This has thrown a wrench in my retirement. Volatile economics, high interest rates, and a crazy moron in the Whitehouse!

In my area of Decatur, GA we have at least 10 houses w/in a 1mi radius of my own home. It will be fascinating to watch what all the new build apt/townhomes do.

And all of those houses are flips and the vast majority are owned by LLCs

Yes. My now husband kept his house (& teen kids) in his divorce in 2004. So x-wife got her equity out. Then market crashed & we had to short sell it in 2009!

Am I right that the Housing Affordability Index is something like the median income/the income needed to obtain a median-priced house? So 100 is break even, larger is better, lower is...not great. So housing sales are tanking, and people just qualify to price into home ownership.

The housing market is teetering on the edge of collapse. And this is all self-imposed pain. Tariffs on imported lumber, running skilled home builders, many here legally, out of the US. Maybe the demand for poorly built homes is what's falling. Insanity.
