I don't think this is a geography problem

Just as with coffee options running from free to over 10+ dollars a cup, it's important to have a market that accomodate an Erewhon just as it can a Winco... or in local terms, an Urban Fare and a Wal-Mart. All housing for all people.

Improving the market condition of a lot [with a building] tends to create a lift on neighbouring properties, which is generally reflected in valuations in our system. Just as a surplus of vacancies has the opposite effect. Demand has many determinants.

It's irrespective of their position. :) Just a personal statement on the lack of truth/trust in messaging overall and blame.

It opens the door to a lot of creativity you might not be taking enough advantage of. And you could use some captioning! Growing up with a format and changing is difficult lol.

I don’t agree with his reasoning, but I don’t write off people over having a difference of opinion or perspective. His entire time in council will be more reflective of whether or not he’s more of an ally than not. As he’s highlighted, his record has been [so far] positive.

The thing with dog crate condos is that the abundance does not spoil, what it does however is depreciate. If there’s a case for commercial/office buildings to be repurposed and reconfigured to better serve market needs, that case exists for them, too. Nobody is forcing you to occupy them as-is.

“It’s your fault if you’ve been mislead” isn’t a high benchmark for the trust levels in our society lol

So that he can butt heads with the establishment and end up like DB? I’d argue you need more than him to fix institutional challenges.

We don’t know that, though, because that’s not what happened. Put differently: I recognize there are dissenting voices about really contentious issues in this society, but that doesn’t mean I’d offer a sympathy vote say, to a vocal racist group. What is do is try I’d try to change their view(s).

Is expected to exceed* These units don’t exist yet, and the story with the new units that have come online on Broadway is one of rebates to fill vacancies. The REIT can attempt whatever it wants within the bounds of the rezoning, it has a range of options it succeed or fail with. It’s a business.

Heh, do you not know anybody that openly votes that way?

At some point, someone’s gonna have to grasp with the basic economics of supply and demand. And I take the time to stress ownership diversity because that’s integral to those dynamics.

Taking a stand against it regardless of the collective outcome, whether it’s anticipated or not is still taking a stance in opposition. We don’t have to necessarily agree on everything, but note the position you’ve chosen detracts from any pretences of being a housing ally you or COPE may have.

He said he’d rather see more NMH units, but his abstention isn’t a recorded opposition. While he did offer an opinion, an abstention is dissociative from the decision process. You may think your vote may have been near performative, but it muddies your record and raises concerns.
comment in response to post
You claimed to offer representation to opponent but add justifications after the fact here. Oppos get the representation by showing up in this system. They’ve repeatedly been heard and we know the outcomes.
comment in response to post
There’s a greater case for imposing NMH on redevelopment of existing rentals, this isn’t that. Keep making it easier for social housing and non-market providers to build, heck, have the city do some. Keep supplying amenities and benefits. But don’t go and oppose market supply, we need it all.

It’s two towers replacing a grocery store offering a fresh supply of units on an arterial next two a transit hub that, in sufficient numbers and with diversity of owners would depress market rents, as with it does in other markets with abundance. Pardon me if I don’t see the ambiguity.
comment in response to post
We don’t really get to determine market conditions for anticipated rents, but there’s a certainty in the effects of lack of [diverse types and ownerships of] supply.

And yet somehow, Fry’s abstention more appropriate than your opposition.

Clarification: by conservative here I think Marco means behind, as it's using an altered version of the 2015 national code. All the other provinces are using more up to date versions, with BC leading the pack. A lot has changed in the last decade! Taller structures became accepted in later versions.

Police or park management may ask you to vacate.
comment in response to post
I’ve been asked to vacate parks after sunset in my teens a lot in Gatineau in a range of different contexts. It seems like it’s both vagrancy and vandalism management? Walkways through properties often get hit with the latter and are considered less desirable for that reason alone.

I don't think using the term privatization is inadequate, see BC Ferries, but it's definitely broadly misunderstood. The CDPQ could, at any point and for any reason, sell the REM to a private-for-profit or non-profit enterprise. ...But the government could do the same with almost any crown asset.
