The source
Written August 2023, well into the LLM boom, has several tells of AI writing.

This is strictly my opinion, but if you take a screenshot of such a basically broken LLM response and post it as-is to make your argument, I maintain that it’s disqualifying/discrediting, however in agreement with the premise I may be.
I don’t think we need more of that out there.

Sam asked an AI to do his work and this is the shit it spit out.
Extremely disqualifying to even post this.

I spent years there and one of the two things that slowed their original ambitions down was the province stopped them on tax incentives for Surrey Central/Whalley development and the toll situation somewhat cooling growth south of the Fraser until 2017. Things really picked up from there.

I went back to pull this up but it turned out to be a typo.

And this doesn’t address the medium/gentle density elsewhere or the upcoming TOD even without the hand the province played, but yeah don’t just take in the bad here. Personally, I think their biggest issues are really around roadway abundance.

I’m definitely not gonna cover everything in this thread, but if you haven’t looked into it in depth, please don’t reject it simply at glance!

Whalley, the area pictured is one of their older neighborhoods and it’s undergoing significant renewal. All the box stores are turning into towers and the plan calls for a taper off into midrises. The city has been doing efforts to bring employment to the area as much as it has done residential.

The boulevard you’re on was set to receive a ground tram system before a campaign push had us swap it for the Fraser Highway Skytrain.
Historically, a lot of Surrey resembled some of Aylmer’s cottage patches and is split into several urban villages that are getting continuously reshaped with time.

Derrick, I don’t know if this was strictly observational, but the downtown area has been massively upzoned and so this is developer-driven as far as patterns go.

WHY IS BIKING FASTER FROM OVER FIFTY KILOMETERS AWAY AAAAAAAAAAAAAAA
But yeah it's just that small s0tretch on Lester and even then you have a wide paved shoulder.

The difference between before and now is this kind of filtering used to be entirely discretionary, rather than stated policy. We’ve seen people get rejected for explicitly holding views thought to be incompatible before.

In fairness too, part of her commentary recognized the impact of our standards (as well as the capture factor).
I think it's fair to recognize that option A and B likely cost more than C, and C can be supplied by more entrants, going back to my example (but 3M is always going to be making $ ha)
comment in response to

Having said that, less complication could open the door to more options, perhaps? I’m thinking about the bus stop info and cross walk setups I see implemented in Gatineau. Though I don’t know their costs yet, those look extremely costed down compared to options I’d see in say, Ottawa.

Material is probably a less severe component of that cost than sourcing from a sole supplier, even though I’d be keen to have lower lights in Quebec in general.
I used to hear a quarter million was the price tag growing up to justify why we had so many stop signs locally.

Anything off Kingsway, 12th, Broadway and Main is so much more enjoyable if you’re outside.

And I don’t imagine there’s a lot of enthusiasm for the a surveillance, influence and monetization apparatus within modern tech.

Canadian Justin McElroy—the CBC Vancouver journalist and municipal affairs reporter—is well-known for his enthusiasm for “hidden gems.” Whether it’s secret cafes, lesser-known parks, quirky towns, or underrated local eateries, he’s always on the hunt. So why does he love them so much?

Just as with coffee options running from free to over 10+ dollars a cup, it's important to have a market that accomodate an Erewhon just as it can a Winco... or in local terms, an Urban Fare and a Wal-Mart.
All housing for all people.

Improving the market condition of a lot [with a building] tends to create a lift on neighbouring properties, which is generally reflected in valuations in our system. Just as a surplus of vacancies has the opposite effect. Demand has many determinants.
