So this constant howl to lower development fees leaves the cities completely out of power to do what the province mandates but doesn’t give any money to do.

What’s left is development fees. They should be higher where there is no infrastructure the city is required to build after the builders throw up some distant expensive suburban houses. Where the infrastructure exists in boundaries they can be lower to none.

That’s pretty basic. It’s the province yes. But it’s been dumped on municipalities. And the only way cities can do that is with bylaws, bargaining with developers for a percentage of affordable and that has been taken away by the province.

Please don’t neglect the processes downloaded on communities who can’t fund this kind of thing from property taxes. Cons federally shed the responsibility. Provinces have the responsibility and money. So general tax base, sure. Cities don’t have the money to do it.

This overlooks Supportive, and Affordable Housing. Development Charges fund the municipality to build and extend infrastructure outside of existing infrastructure. Ford took away cities ability to require a percentage of affordable in new builds.
