That’s one of the less important things I hate about Cuomo being the front runner. I like hearing about policy, but since Cuomo have any there’s much less overall discussion in of how best to address issue XYZ and we get even more horse race than usual.

The real answer is that we should’ve immediately permitted challenge trials for the vaccine so that shots started going in arms over the summer, making school in the fall reasonably safe. And that we should be improving school ventilation and air quality right now.

The synthesis for me is how critical the unnecessary delay in approving the vaccines was. There was no good reason to accelerate production to June 2020 so that schools had a chance to open in September. Unfortunately the rise of antivax means we probably don’t learn that lesson for the next one.

I’m convinced a big part is that Americans saw a study saying athletes should get a gram per kilo of lean weight and said “exactly, one gram per pound of total weight.” Same kind of metric blindness that has people discount global warming because 2 degrees F isn’t so bad.

Nice side benefit to a better regulatory environment is that once you cut out the need for a team of lawyers, community facilitators, and permit expediters, the GC can just hire an architect and build a small apartment herself without the need for a developer at all.

The other thing I hate about the “distraction” point is that it’s totally non-falsifiable. An administration full of idiots will result in lots of Things Happening. How would you have any idea what the real scandals are vs the fake ones? How can you assume they all agree?

I get it, and Abundance isn’t an ideology on its own. I look at it as a set of clearly good reforms either side can coopt. The left should be pushing abundance with a social housing element, centrists with social support. Won’t solve ICE, but will make housing/climate better in a meaningful way.

So I read the piece and Harris doesn’t argue against their position at all. It’s just a very aggressive “they’re correct, but we should also do communism.” That’s the common thread with the other critiques I’ve seen: the authors are right, but should have specifically agreed with me. Ok, cool.

The nice thing about housing is that the same reforms to zoning, building codes, review/regulations, etc. that open the way for more private housing also apply to public housing.

One current successful example in Montgomery County, MD. It just takes a while to get going since you need the funding to start the flywheel, and still requires zoning and building code reform to actually allow the public buildings to get built.

Agreed, it’s nuts we allow people to block housing/bike lanes/etc. for kicks. Only solution that seems to work (sometimes, with a ton of effort) is to zoom out to the state level to overcome entrenched local elites. It’s a hard job to get people aligned, though.

The helpful thing about those financial giants is that they all have documentation describing the strategy (to get investors), and they uniformly state that the existence of supply restrictions is what guarantee returns. Build more housing and you just funnel their money into the community.

It’s funny, I take those walks and notice that a lot of lights are off… because those are the people either walking around me or having dinner/drinks somewhere. While you’re on that walk, someone walking by your place would notice that the lights are off too.

Except they don’t. Why cooperate when you can max out your revenue and let your competitors withhold units? Can you find a single place where vacancies consistently go up and prices also go up?

How does that work? Since no single landlord owns much of the market (it’s rare to even see one at 10%) you’re losing a bunch of money yourself for maybe possibly benefiting someone else. No business would do that. And that’s reflected in all the stats we have. Businesses are greedy.

Why would you go to all that effort just to juke stats that don’t have any effect on your life? If you’re going to have someone in the unit for a few months because making the census off by single digits is part of your evil plan, why not have them in there for a full year and also pay you?

Very, since the census (for example) requires an actual person to answer the door. Also the “leave it empty” thing doesn’t make any sense. You have expenses but no income. If you rent it out, you get all of the appreciation AND rent.

At least for NYC, the answer is “very few.” The vacancy rate is extremely low. Which makes sense, since someone who wants to profit off of an apartment would get the most money by renting it out.

Two things that go great together. Private development raises revenue that can fund public, and improving zoning/building codes helps both out.

One of the nice upsides of new construction is that it’s built to modern codes. Normally that’s good for better insulation, power, etc., but also pretty nice to know you’re getting a stronger building too.

Agree with you. Have to look at the specifics of the regulation, just saying regulation on general is bad/good gets you nowhere. This is one of the reasons I’m a YIMBY, there are specific things in local law that we can fix. Those have costs, but are well worth the benefit of more homes.

But is that what these regulations are for? Is it what they do? To pick an obvious example, desegregation is an obvious deregulatory win. Zoning was a response to regulate neighborhoods by wealth once explicit race restrictions were banned.

This is what got me into single stair reform. Current building codes basically mandate big full block buildings full of 1br apartments. Getting family oriented multi family is very doable elsewhere, just need reforms to get it here. You can see it with pre-war co-ops vs new buildings.

Has to be pure usage, electric supply cost on my bill is down by about 2 cents per kWh vs same month last year, with delivery up by about 1 cent. The electrons actually cheaper now.
