Data centers are LANDLORDS. They would rather have shit sit empty and unused (assuming they’ve made a big enough capital investment already) and eat bills at a negative ROI for a few months if they can rent the space out for 1.5-2x the price they’d get with old tech.

There was a 400k sf clean space (semiconductor) sitting empty (but running, and maintaining clean room requirements) for MONTHS because of a new tech/new tools being available. It was cheaper to pay the massive utility bills monthly than pay the effort of guaranteeing the space is clean again

Note I don’t have a ton of expertise in data centers but I did 10 years of designing pharmaceutical manufacturing facilities with some semiconductor fab design mixed in. But DCs will have similar issues spring up I’m sure.

Assuming 10 doesn’t happen, there is **at least** 3-4 months of building commissioning (getting all utilities balanced, control systems all tested and functional).
THEN the clients in-house staff can come in and start installing computers and getting the network setup. Another 3 months at least.

10. Project gets cancelled because the center was taking too long to build and the tenants that were lined up to lease the space eat the fee to break contract and go with another facility.

8. Work with AHJ to get an exception. Permit approved. Equipment purchased. Begin construction, at least 6-8 months behind what was initially scheduled.
9. There’s new tech coming out that is better for the client and now redesign in construction to accommodate.

7. Redesign to accommodate all of this. We are now in a new building code cycle with stricter energy efficiency requirements. Since these boards are silo’s from manufacturers, there is no product on earth that can meet the requirement.

5. Accommodate changes, hit print. General contractor takes permit docs to town to start work.
6. Real numbers come from subcontractors. Due to “the economy”, equipment is now 1.5-2x the cost. It’s also going to take 20 weeks longer to arrive on site than initially planned.

3. Value engineering because of hard bid cost. Design is now locked into certain manufacturers.
4. Proceed to permit/CD phase. 2 weeks prior to issuance, client will come back with programming changes because their revenue numbers aren’t lining up anymore.
