Not sure Carney ever promised to ram anything down BC’s throat. BC is not powerless in this situation and neither are the indigenous nations. Trudeau built them a pipeline to zero credit. Perhaps it’s time to see if they can work it out among themselves.

Once RE starts to crash it’s pretty quick, months not years. Inventories grow fast. What we underestimate in the boomer market is how fast they are aging out of large homes, how many have second homes like cottages, and how many will sell their primary before prices crash to buy out of the cold.

You can’t decouple that easily if you want to eventually resell or lease the housing. Once housing costs completely outstrip wages markets need to adjust. Basic economics will tell you there is always an upper bound. And maybe we’re there now.

Interesting. My experience was that once the market started to give way people who had a lot of paper gains, long time owners, were the first to lower prices to capture their max gains at the expense of late top-price buyers. Boomers are in the driver’s seat. Let’s see how they act.

So hopeless, then? I’ve been through two market collapses - 2005 Bay Area and 2012 DC area - not even touching on the 2007-8 mess. In both cases it took about 10 years for prices to recover. Is Canada impervious to market forces like that?
