What comes next for citywide zoning reform after allowing multiplexes? Small-footprint, ‘No-hallway’, car-light / bike centric, accessible flats are a good next step. The question is whether they can be permitted as easily(with as few additional hoops) as a large single family house.

Mass timber debate echoes some of my thoughts - worth pushing, but don’t fetishize it or pretend it sequesters lots of carbon vs living forests or crop byproducts like straw panels - 6 storey stick frame can do more, in many cases, to reduce embodied carbon - parkades should have been mentioned
