One minor note: “Newark, New Jersey, a city about an hour west of Manhattan”? It’s 14 miles, 28min by car, 36min by train from Penn Station. Not sure where the agreed upon center of Manhattan is.

Wait… as a teenager w/money buying CDs (and 45s/33s) in the 90s… MTV shaped more of what I listened to, until I went to college. Then friends + local radio were more influential (because of driving in a car). I feel like there’s several points you are correct on, and also conflating. (& AM sounds 💩)

I’ve not looked to see if there’s actual research so this might be completely wrong and proven so… but I’ve always wondered if rent control, Mitchell Lama, etc didn’t contribute to the problem by limiting some percentage of housing to true market forces… and lowering (affordable) supply.
