Doesnât that seem inherent? Rent is completely supply/demand driven and property tax would likely be baked in. Youâre paying to live there, which is regressive.
Owning is less supply/demand driven (can negotiate price, get a fixed-rate mortgage, etc.) Youâre paying on capital, which is progressive.

I feel that one of the issues is the frequency of assessments. A house built next year will not be assessed at its full value until 2029. Nashville is growing so fast that itâs missing out on these property taxes.

Nashville homeowners are paying property taxes, and many will see increases if the mayorâs budget goes through.
My assessed value is pretty darn close to what Iâd get on the market.
