Yes, I’m worried about staying home for vacation this summer and being smoked out for most of it. Xmas holidays is fast becoming my favourite time off because of it.

Yeah and like you said it’s hard to build in profit on the smaller house compared to the big one. I really hope Carney’s plan starts to make a difference.

I think it’s now likely the cost of land and sticking with the idea of mostly detached homes. The row houses in Montreal are awesome and make great walkable neighborhoods. Unfortunately sippy and affordability are now the issues there.

And the flip side to building for investors in major cities. So many micro apartments that no one can live in long term. Give me a small 700-1000 square foot home and I could be really happy. OK the basement doubles that but we generally don’t count them.

Yep. Only allows a select few to get in. Vast majority will be shut out by private equity. We’ll be in for a lot of pain economically for the next 30-50 years if this nonsense comes to a referendum.

It also might ā€œsolveā€ the housing affordability by crashing the market. I moved to Quebec in 2003 and my condo there was cheaper than what I could buy in Edmonton. The market climbed steadily from then but probably took a good 20 years to recover before soaring.

I feel like the only ā€œbenefitā€ we may gain from this exercise is stalling investment and crashing the housing market. It really was cheap to buy my first condo in Montreal in early 2000s.

And long term health relationships don’t thrive on the « tough guyĀ Ā» aesthetic. They work so much better with being able to connect with the real authentic (and sometimes vulnerable) person.
