I think that what is needed is a ban on surface parking in all city centers. Just make all parking underground. Outdoor space is too precious to be lost on car storage

Here’s a take I saw on that today. Yeah the issue is talking to the developers who work in Denver as is means they are OK with the current regs. It's why they say financing and not zoning is the issue too. It's all the people who would build smaller buildings but can't that don't exist

Wouldn’t creating housing from already built empty buildings be more efficient? Wouldn’t deplatforming airbnb create housing? Wouldn’t converting abandoned malls into communities that don’t have to sleep outside? What? Nonprofit? Nope. Just jobs and homes.

None of the stuff you mention is precluded by relaxing parking requirements. In fact, it's just the opposite. Converting old nonresidential buildings into homes, for example, is very hard to do if you have to find a way to add lots of off-street parking to the site.

The model assumed new housing would have
-0.5 parking spots/home near transit
-1 parking space/home everywhere else

Without being constrained by excessive parking ratios, multifamily buildings can provide more homes per project, and be more financially viable. No other zoning reforms needed. 🥳

If we want cities to grow up, not out, we have to contend with the single family housing that currently exists. Missing middle rezoning is still necessary.
