Here's the distribution of new apartments, based on how many stories tall the building is. As you can see, 3, 4 & 5 story buildings make up >75% of total new units

As apartment buildings get taller, the floorplan types shift towards Studio, 1BR and 2BR 95% of new units are these types. This is, largely, a function of construction costs and rents. These types generate the highest $/SF.
