ETOD in general needs reform. Too many unfunded mandates in the program are pushing development away from our transit lines instead of attracting it.

Yeah, they've had 9-2 for the last two years and expanded their margin with this election. No NIMBY backlash has materialized (so far)

In many cities, councils fly sort of under the radar. Plus nobody actually wants to run because it's a thankless job, so you can theoretically make big changes! Hoping your council gets a ton of shit done.

Code simplification - not by embarking on a comprehensive rewrite, but by incrementally eliminating overlays, density bonus programs, and consolidating zoning categories.

As part of commercial in residential, which it looks there is movement on already, I would like to see a cohesive plan for 'bed and breakfast' land use and short term rentals. There is obviously huge demand for the missing middle of small hotels in quieter neighborhoods.
