Yeah this is the crux. Straight cash is not gonna solve it, and as you said, providing universal services would have a much greater impact.

Still, the services wouldn’t stop corporate greed.

unfortunately I don't think anything short of corporate governance reform fixes the greed thing. If today, hypothetically, a ceo wasn't greedy they could get sued for fiduciary breach and replaced with one who is greedy because that's what the board legally needs to do according to most charters

A UBI wouldn't be like COVID, because the actual increase in demand wouldn't be universal. Which means that for big portions of the market, "buy a house" or "sell your house" or "go on vacation" would be incentivized instead of "keep paying rent"

And then there's "move out of the expensive city."

There are towns and counties an uncomfortable drive from thriving urban cores which have been hollowed out over the years. And even whole states.

A real permanent UBI means "let's just move to X" becomes a real possibility, instead of "we can't possibly afford to move."

We don't see this effect in UBI trials because they're always time-and-geography limited. And we also haven't seen the sudden increases in rent that you fear.

this might all be true but also I don't think we need to invent new systems when every country in the EU delivers a higher standard of living than here in the US by having universal healthcare and more public housing. keeping people healthy longer than is normal here is not an un-solved problem
