Lifetime Toronto resident. Protecting the Wheat Sheaf makes sense while it still operates as a bar, but then the protection can expire? That intersection will soon have a subway and two busy streetcar lines. It doesn't need a small building on the corner forever, no matter how storied.
This is a fixable thing if you pass single-stair (like Colorado is about to do). Then, rather than requiring that corner building to build something big, you can build great stuff around it to get more housing/retail AND fine-grained urbanism.

Heritage designation preserves the heart and soul of this city. All ‘relationships’ benefit from a rich history, this includes people and their environment.
