Their model is essentially that even if the housing supply increases from greater density it will be MORE THAN offset by the increased demand from greater population. Essentially landowners capture higher housing prices and rental income, renters pay higher rents. Yes I'm not joking.

*assuming only the "big city" deregulates housing. But this is just wrong, it's irrelevant what other cities do, rents fall regardless.
