I do not think we should be shaping urban policy or urban spaces based on the preferences of people who will be gone by 2040. Our cities need to accommodate the needs of people who will be here after 2040.

It is not politically correct to point any of this out. We all have to pretend the aesthetic preferences of retirees is more important than the health and safety of young people and climate refugees. But this is starting to change.

Why aren’t YIMBYs going after all the luxury high rises that are full of investment vehicles? Private equity is driving this, not historic districts. For goodness sake, developers are now building ‘workforce housing’ for income levels of up to $120k/yr in Miami.

That’s a fake problem is the reason why. Vacancy rates are low very low. All available research indicates we are in a severe shortage.

“Workforce housing” is a specific housing policy term that typically means deed restricted units for 80-120% AMI. AMI varies depending on the locale.

The census collects this info. For some context, California and Hawaii have some of the lowest vacancy rates in the country. Declining residential vacancy rates are associated with rent/ home price growth.

More seriously, huge financial incentives aside, I can't shake the feeling that a lot of this is a kind of terminal consumerism projected out into the world. I didn't just buy a house, I bought the context. And that means any change to the context is the height of injustice.
