Managed to do it with a sibling and a roommate (and a LOT of luck) and it's so worth it. The room isn't "dedicated" per se, but having a space to put a nice big table and some shelves with minis and books is downright joyous.
Not at all. I'm single, no kids, and bought mine at 58 during the pandemic. I have dedicated rooms for:

- Art studio
- Library
- Electronics / Soldering
