Tbf he will basically own almost an entire 900-foot stretch of street leading out from the PATH entrance, with just two high-rises not owned by him along that stretch.

In Journal Sq, I think Namdar sees the retail at the bottom of his ultra-dense new towers as a loss leader. He begged for ideas/leads for retail shops at a recent community meeting. Then again, he said he rejected a lease application from Dunkin Donuts, so there might be some selectivity going on...

Many do lease up in that time, but some take longer than that and I can't understand why. E.g., this space has been empty for two years now, along downtown JC's main retail drag (though not in the part with the most foot traffic). 1900 sf

Much worse than South Paterson. I am surprised when retsil opens as soon as there is a TCO for the building in most of JC. Happens sometimes, but rarely. A retail broker told me many of the spaces have awkward layouts. Single-stair would help w that.

Designed by Arquitectónica, which has designed a large part of what's gone up in Miami in the past 40 years. Keeping with that theme there is a seafood restaurant at the bottom , as well as an excellent Lanzhou noodle place (not in keeping with the theme)

Flatbush is a bit wider than the Blvd, so the islands might not be possible, but the bus lanes would. If Flatbush can survive with one travel lane in each direction, so can the Blvd.
