Further confirmation of my theory that Ukraine has hired Michael Bay to plan special operations.

Headline: Austin apartment permits plummet Chart: Austin apartment permits still higher than anywhere else charted.

Texas just adopted its Starter Homes law SB 15, which caps minimum lot sizes at 3,000 square feet for new >5 acre subdivisions. The first law of its kind in the country! Congrats @texansforhousing.bsky.social!

@stephenjacobsmith.com You're often skeptical of specific fire safety provisions in various building codes. But I've also seen you post years ago about how we have fewer structure fires than we used to. What do you think has made the difference? Are there well-supported code provisions?

Ukraine just levied 100% tariffs on $7B of aviation equipment. Apparently they had been exporting munitions without a permit.

AI just blew up a $7B industry.

The scale of this Ukrainian attack on Russian warplanes is almost beyond comprehension.

Connecticut just adopted a MASSIVE pro-housing law that: - Ends costly parking mandates (1st state east of the Rockies to do so) - Incentives transit oriented development & fair share - Allows middle housing in commercial zones - Allows manufactured homes everywhere Go @desegregatect.bsky.social!

Conference report is out & the offending amendment has been removed! TX folks, call your house reps here if you got some time today: wrm.capitol.texas.gov/home Tell them to vote yes on SB 15! Lowering minimum lot sizes for new developments will reduce sprawl and boost affordability.

HB 24, which changes zoning notice rules & abolishes the tyrant’s veto for broad code changes, just passed the Texas House today on a 104 - 30 concurrence to the senate’s amendments. Now headed to the governor’s desk!

THREAD: A Win for Housing in Texas! SB 2835 — Single-Stairway Bill — is headed to the governor’s desk! Working with Rep. @jamestalarico.bsky.social, we passed SB 2835 to clear out outdated codes and unlock more housing opportunities for small-scale, multi-family developments across Texas. (1/5)

AURA was proud to advocate for this bill every step of the way! Special thanks to @jamestalarico.bsky.social & @nathanfortexas.bsky.social for all of their work on statewide single-stair! Thanks also to Texas 2036 & @texansforhousing.bsky.social for their tireless work on this common sense reform!

Thrilled to work with @nathanfortexas.bsky.social @jamestalarico.bsky.social @aura-atx.org & Texas 2036 to pass this critical housing affordability measure through the #txlege. Single Stair Reform will provide more bright, spacious homes for Texas families!

The combination of allowing residential in commercial zones and single-stair buildings across most large cities in Texas has the promise to be a super powerful tool for urban affordability.

@holz-bau.bsky.social @stephenjacobsmith.com Third and final reading, no amendments, so this was the very last vote. Headed to the Governor’s desk!

SB15 (starter homes) is scheduled for today. Last night, the House passed on 2nd reading: * SB1567, which prevents college towns from discriminating against students living with roommates * SB2835, which adds single stair buildings to the state's reference building code SB673 (ADUs) still waiting.

SB15 now scheduled for Tuesday. SBs 1567, 2835, and 673 will be heard today or tmrw. Please continue to contact your Texas House Reps to let them know you support these four bills to bring more housing to Texans!

SB15 (starter homes) was denied a vote because it lost a point-of-order. All hope isn't lost! It just got re-voted out of committee without the offending portion. Now we need Texans to call Speaker Burrows and ask him to designate it a major state bill, so that it can get an up-or-down vote!

Austin's tree cover has continued to grow larger than ever concurrent with the growth in our built landscape. 🌳🤝🏨

Our bills weren't heard yesterday but SB15 will be the first bill today, starting ~2:00. There's still time to email the central Texas reps to let them know you support SB15, SB1567, SB2835, and now also SB673 (ADUs). Please please do!
