offset and redraw are functionally the same and that one has a different tax treatment in corner cases to the other is so stupid also stupid that refinancing, where you generally reset your entire level of borrowing, doesn't reset that if that's the case

"rich" is literally a synonym for "wealthy" and it annoys me greatly that it has become conflated in common usage so that it is frequently misused to mean both which isn't a generally useful concept for anything

Yeah, that's the difference between offset and redraw (which, honestly, is extremely dumb) but I *think* (am not sure; have not done, nor looked at closely) that refinancing probably resets the slate on that.

I know enough to know that there's no benefit to me, even with a high income, because I am not *wealthy* - I just don't have the money to move around like that.

Fair. The flipside of that should be that word of their behaviour (malicious or incompetence) gets around, however, and they lose business. No endless supply of new customers in a small town.

It's not wildly dissimilar to the regular punishment for saving; I just paid an income tax bill because I had interest earnings on a house deposit while trying to buy. Had that been offsetting a mortgage my effective rate of return would have been higher and I'd have had a tax refund instead.

To be fair, he was aware - the key issue I'd have with that warning is tense, they may have *already* inspected some of those things and linked them with your identity and so scrubbing them up before heading off may be insufficient.
