My gym you have to go up and down a flight of stairs to get in or out of the building... I've been tempted to use the fire escape on leg day.

Hm. Unifi is going to be hard to beat there - they basically own the prosumer managed wifi world. Take a look at OpenWrt, they do support multiple aps with band steering (usteer daemon) & roaming which is what you'd really want in a multi AP setup.

What's your goal for the hardware? Running your house? a lab? etc? Mikrotik is a popular, but the OS doesn't appear to be open, though tons of integrations. Maybe github.com/open-switch running on an old server?
