There is a Track Record Mortgage from Skipton Building Society that includes rent payments in your application, but you can only put a maximum of 5% deposit down which seems mad?

Yeah, the whole system is totally broken. Rent should be a key indicator of affordability - if I haven't missed a rent payment, why do you think I'd miss a cheaper mortgage payment?

Took me so long to sort out mortgages as a freelancer - I ended up taking a 2 year break from house hunting to save more of a deposit to make up for the shit offers the banks were giving me. Even then, if I didn't add my partner to the mortgage app (who I outearn) I probably wouldn't be approved.
