The deciding factor is more social housing.
And saying "it didn't effect it" is wrong. Prices would have been higher without those houses.

Homes that are more than a full marathon distance from city hall are NOT in Austin no matter what the realtor says.
I watched the exact opposite happen in Queens, where new LIC condos are unaffordable to anyone except wealthy transplants, but a couple subway stops further into Astoria it's dramatically cheaper despite the housing stock being substantially older.
2) If an area needs 50,000 new units to meet demand and builds 10,000 new units, prices will keep going up because demand is not met. they will rise less quickly than if you built 100 or 0 new units, but you need 50k!

I work with several ppl in their 50s-70s who have moved to FL/SC. All of them cashed in on their homes equity and buy cheap now
It's destroyed swathes of forest and necessary wetland.
And no one is buying the houses.
They also have minimum sqft requirememts
There are blue states losing people with lower costs of living than say FL.
Really it leaves me wondering if this isn't more a neo white flight more than anything.
I can tell you the traffic situation is vastly better. Plus, it's easier to get hired; you'll be at the top of the applicant pool. No, that's not a joke.
The Midwest will see a population boom eventually.
