No one should have to move from their home state to stay safe, but if they need to, we need to do all we can to be welcoming and make it possible, including building homes for them. Also, Dem leaning states need to grow our population to keep the electoral college competitive whilewe still have it.

My neighbors are wonderful people who have incredible passion for their community, but their interests as owners of what have become million dollar homes are not representative of our city's housing needs and renters or bus riders are not represented AT ALL

The Planning Dept's official meetings held on zoom are better (more accessible), but still too much of a time commitment for the busy lives of the overwhelming majority of people who are *broadly fine* with change. Only the most passionate for & against a project have enough incentive for that.

It also would support our democratic principles better to have planning done by professional planners who work for the City where we elect the Mayor, not on a case by case basis dependent on who shows up to a civic assoc meeting held in a church basement on a weeknight with no childcare or food.

It is about creating possibilities down the line everywhere and eliminating the unnecessary costs and extended overcomplicated process we created by making *everything* need discretionary approval.

The changes that come about from updating zoning to make the current city as it exists *legal* to build again would not be overnight. There are not enough builders or financing or other constraints for it al to happen at once.

No one is going to tear down a well-maintained Victorian worth $1.5M+ to build apartments when there are so many other underutilized parcels available. And certainly no one is going to do it if the current owner isn't willing to sell.

If we adopted Cambridge's 6 stories as of right citywide, the first place we would see new homes is still vacant lots or converting from no longer needed uses. Dot Ave never needed 7 tire shops and now a few have become much needed housing near transit.

Because of this, even the most modest changes to existing housing, like adding an ADU or changing the roofline, end up needing time consuming & expensive variances. And you have seen the way it can make building new homes take *years* to be permitted.
