Building housing in cities prevents sprawl, protects forests & farmland. Seattle's own study determined construction of SF homes to be the biggest threat to tree retention. Instead of weakening urban housing capacity, we should embrace the opportunity to create livable, walkable communities. (3/3)

Cities have the authority to regulate setbacks, lot size, etc. They also must make it 'feasible' to construct home types required by law and larger setbacks inhibit construction of middle housing. And, we can have both abundant housing and a healthy environment including urban trees!(2/3)

Didn’t we just pass lot splitting? Or are you referencing another issue?

Agreed and just conveyed as much to my Congressional Rep. last week. The state invested heavily in affordable housing via the housing trust fund this year & more is needed. Localities can also pass housing measures to fund affordable housing.

It was a work session during the first Senate Housing committee meeting of the year. You can find it in the TVW.org archives.

Only charging new residents implies that these utilities are not a common public good. We want functioning sewer systems and it’s in everyone’s best interest.

Thank you for the reminder. Insurance rates are increasing exponentially in lots of markets and housing is desperately needed.

Both of these are on my list.

Spokane is leading the way! Also heard they were contemplating a LVT pilot?

Interesting. Do you have any examples I could reference? Cities/counties that are doing it well?

The proposed middle housing codes are already watered down. Any change to the setback requirements must include increasing height allowances.

Will have to add that one to the NIMBY bingo card!

We passed legislation that will bring costs down and added incentives (like the 20 MFTE for TOD). More work to do. If you have any other ideas, happy to hear them.

Yes, I did. Held a work session in the Senate Housing Committee the first week of session & got feedback from nonprofit, national & local developers. Also, trade associations for builders, etc.
